As someone deeply invested in the GTA real estate market, I’ve been closely tracking the recent shift in homebuyer dynamics. In Mid-Q3, only 2% of qualifying GTA neighbourhoods entered overbidding territory—down from 3% earlier in the quarter. This points to noticeably softer buyer competition throughout our region. Out of 267 qualifying neighbourhoods, 97% saw homes sell below asking, and just 1% matched the list price—bidding wars have become quite rare lately. What’s also interesting is how the gap between condos and single-family homes continues to shrink: 95% of single-family neighbourhoods and 98% of condo neighbourhoods with enough sales were underbid. An economist even noted that this has been one of the GTA’s quietest real estate periods in a while, which has meant less competition for buyers. Of the 4,200 GTA homes sold in Mid-Q3, 79% closed below asking, compared to 78% in Early-Q3, as single-family homes finally reflected the softer demand. My expertise in comparative market analysis helps clients navigate these evolving trends—whether you’re searching for your next home or aiming to maximize your sale.
